How a landslide starts, and the western North Carolina landslide warning signs behind it
Flooding is the hazard people picture first in a river town, and for good reason. But the same heavy rain that lifts the French Broad also soaks the ground on every slope above us, and saturated ground on a steep mountainside behaves differently than ground on flat land. Landslides get less attention than floods in western North Carolina. The landslide warning signs deserve more.
Water is the trigger almost every time. Rain soaks into soil on a slope, the soil gets heavier, and the friction holding it in place gives out. On the steepest ground, the failure turns into a debris flow: a fast-moving slurry of soil, rock, water and trees that follows the natural drainages downhill and picks up whatever is in the channel. Debris flows move faster than a person can run, which is why the warning signs below matter so much.
The part most people don’t know is that the slopes most likely to fail are often the ones we built. According to the Western North Carolina Vitality Index, produced by the National Environmental Modeling and Analysis Center at UNC Asheville, at least 380 slope failures in this region came from embankments built for roads, house pads, or waste areas, and their instability traces back to things like poor compaction, inadequate ground preparation, and woody debris buried in the fill. The number that should get every homeowner’s attention: three inches or less of rain in a 24 hour period has been enough to trigger landslides on modified slopes that already showed signs of instability. Natural slopes generally take much more.
If you have a cut bank behind your house, a fill pad your home or driveway sits on, or a graded shelf someone carved out of a hillside decades ago, that ground has a different risk profile than the woods next to it.
The U.S. Geological Survey’s reviewed inventory of Hurricane Helene, published as Open-File Report 2025-1028, documented 2,217 landslides across nine western North Carolina counties. Madison County was not among those nine, so that count is not a measure of what happened on our slopes. What it does show is that roads, driveways and single homes were cut off by slope failures far from any river.
The western North Carolina landslide warning signs to know
The U.S. Geological Survey’s landslide preparedness guidance lists signs that a slope near you may be moving. Learn them the way you learned the smell of a gas leak:
- Doors and windows that start sticking, with visible gaps showing frames out of plumb
- New cracks or unusual bulges in the ground, in pavement, or in a sidewalk
- Leaning telephone poles, trees, retaining walls or fences
- Springs, seeps, or saturated ground in places that were never wet before
- A rapid rise in a creek, with the water turning muddy
- A faint rumbling that grows louder
The North Carolina Geological Survey’s guidance on recognizing landslides adds several more: tilted or cracked chimneys, tree roots stretched across a break in the ground, dying or tilting trees, water flowing out of the face of a slope, and tension cracks near the top of a slope that keep getting wider.
There is one sign almost everyone reads backwards. USGS also lists a sudden decrease in creek water level while rain is still falling. That isn’t relief. It usually means something upstream has dammed the channel, and the water behind it is going to release at once. If a creek near you drops while it’s still pouring, get to higher ground and away from the drainage, and don’t go upstream to investigate.
What you can do about your own slope
Landslide risk is one of the few hazards where a homeowner’s routine maintenance genuinely changes the odds, because most of it comes down to where water goes.
The North Carolina Geological Survey points out that gutters and septic systems can add unwanted water to unstable ground. Walk your property after a hard rain and follow the water: where do downspouts discharge, where does the driveway shed runoff, where does the culvert under your road outlet, and is any of that pointed at the top of a slope or into a fill pad. Redirecting a downspout is a Saturday morning project. So is clearing a blocked culvert that is currently backing water into a bank.
Two more habits are worth building. Don’t add fill or push spoil over the edge of a slope to make more flat yard, since loose uncompacted material on a steep face is the exact condition that fails. And if you see the warning signs above on ground your house sits on, the North Carolina Geological Survey’s advice is to consult a geotechnical engineer experienced in local soil and rock types rather than trying to stabilize it yourself. Slope repair is expensive, and doing it wrong can make the slope worse.
Landslide hazard mapping for Madison County
Residents sometimes assume a parcel-level hazard map exists somewhere. At the time of writing there is not one for Madison County, and it is worth checking with the North Carolina Geological Survey rather than assuming either way.
The Governor’s Advisory Committee on Western North Carolina Recovery listed Madison County among 15 counties that need initial landslide hazard mapping, alongside Haywood, Yancey, Mitchell, Avery and others. Nine other counties, including Buncombe, already have older maps that need updating. WFAE has reported that the General Assembly appropriated $3 million toward mapping in the affected areas, and that the state program doing this work has three staff.
What you can do in the meantime: the North Carolina Geological Survey maintains an inventory of past and recent slides, viewable in the Western North Carolina Landslide Data Viewer hosted by UNC Asheville. It shows what has failed before, not what will fail next, and it doesn’t replace a hazard map. For questions about a specific site, the Geological Survey keeps an Asheville regional office.
Until parcel-level mapping reaches Madison County, the warning signs above are the map.
The insurance gap nobody finds out about until after
Landslide damage is generally not covered by homeowners insurance. The U.S. Geological Survey states it directly: if a home is damaged by a landslide, the typical homeowner’s policy does not cover earth movement.
Flood insurance doesn’t fill that gap either, and the distinction is finer than it sounds. FEMA’s National Flood Insurance Program covers mudflow, which it defines as a river of liquid and flowing mud on the surface of normally dry land, mud carried along by a current of water. The policy excludes earth movement even when flood caused it, and FEMA’s own fact sheet says that landslide, slope failure, and a saturated soil mass moving down a slope are not mudflows. A debris flow coming off the mountain behind your house is earth movement, and both policies exclude it.
So the practical protection against landslide loss isn’t a policy. It’s knowing the signs, managing your drainage, and being willing to leave a house during a long soaking rain if the ground starts telling you something. If you want to know what specific coverage you have, ask your agent to show you the earth movement exclusion in your policy and read it before the next storm. If you rent, the same gap applies to a renters policy, and the slope work below is a conversation with your landlord rather than a weekend project.
Before the next long rain
Start with these. Walk your property and follow the water, and read the warning signs list above out loud to whoever else lives in your house so more than one person recognizes them.
And if a hard rain has been falling for a day or more and you notice doors that suddenly stick, a new crack across the driveway, or a creek that drops while it’s still raining, don’t wait to see what happens next. Leave, get to level ground away from the drainage, and call it a false alarm later if it turns out to be one.
