Planning & Zoning
The Planning & Zoning Department helps guide how land and buildings are used within the Town of Hot Springs. Through clear rules and careful review, the department works to balance growth, safety, and preservation of the town’s character. Planning and zoning decisions support orderly development, protect property owners, and help ensure Hot Springs remains a safe and livable community for residents and visitors.

Development & Subdivisions (PUD)
Fees for Master Plans and residential site developments.
Plan Review Fees
- Master Plan Application: $500
- Final Plan (< 20 acres): $500
- Final Plan (20–100 acres): $750
- Final Plan (> 100 acres): $1,000
Preliminary Site Plans
- Under 20 acres: $40 per acre + $40 per unit
- 20–100 acres: $35 per acre + $40 per unit
🌿 Green Space Incentives Reductions are available for large-scale projects that prioritize conservation:
- $500 Reduction: Total acreage > 400 with at least 50% green space.
- $750 Reduction: Total acreage > 600 with at least 60% green space.
📡 Specialized Permits
Business and environmental specific applications.
Communication Towers
- New Tower Application: $1,000
- Co-location Application: $500
- Annual Renewal Fee: $500 (Per tower or co-location)
Watershed & Environment
- Watershed Permit: $50
- 10/70 Allocation Hearing: $500 + $100 per acre
Signage
- On-Premise Sign: $25 per sign
- Off-Premise Directional Sign: $50 per sign
Music Permits
- Required for live performances or outdoor events.
- Available at Town Hall
